Continuing the Fall analysis, uncertainty is never good for business and is a particular problem now for real estate. There are many experts with varying opinions about how long high interest rates will last and how that will impact the market. It seems wherever I go, I’m constantly asked about the status of the market so I study it very carefully. I have just completed a study with Equity Title Company comparing the closed sales for the month of September of 2022 to 2023 and whether you look at the differing sales volume or the prices of the luxury houses selling, it is apparent that our market is shifting to a buyers’ market. Sales volume is down as much as 50% in the higher price ranges and we are beginning to see considerable price reductions, as sellers attempt to coax the buyers off the sidelines! In addition to uncertainty, there are five other factors which are impacting our market: the current lack of affordability of our marketplace, high interest rates relative to recent years (but not from a historical viewpoint), the new ULA tax, the high cost of fire insurance, and the lack of properties available.
